Almost immediately, there were issues with the asset despite its recent construction and a premium tenant in place.

A client’s tenant was two years away from lease termination, and was paying well below market rent at $10 sq/ft in a market that was commanding closer to $40 sq/ft.

The building was also in clear need of extensive capital improvements.

Ultimately, the client accepted an offer to purchase with eight months remaining on the existing lease and was able to reinvest the funds immediately upon the sale of the property into another asset.
